Common areas - The following common areas are available for the enjoyment
of all our guests: 

• The Living room has comfortable seating area for enjoying the view or
  relaxing by the fire.

• The Great Room boasts a Texas-sized TV, VCR/DVD, and stereo.
  
  
  
   

• The Dining Room is large enough for a meal for the entire family but cozy enough for a romantic dinner for two.

• Three outdoor patio areas with barbecue grills, chimineas, and a fountain.
   

• Swimming pool and hot tub.

Start your day with our full, hearty breakfast.

Soda, juice, coffee, tea, and hot chocolate, along with homemade cookies and breads, and assorted fruits are always available.

Dinner is available on Saturday nights with prior arrangment.*

Live Oaks and the surrounding area is a habitat for many varieties of birds and other small species, so don’t forget your camera.

Live Oaks B&B now offers free, wireless, high-speed internet access in all rooms.
