This B&B is set amongst giant oak and mesquite trees that create a peaceful and relaxing feeling. The surroundings and luxurious accommodations will make you want to stay longer and return time and again.Your hosts Pat and Gaye Morris reside here and always strive to meet your needs... wake up to Gaye's special French toast prepared using homemade sourdough bread. And if Pat isn't out rounding up cattle in his helicopter he will take a moment to share his hunting escapades or his knowledge of the local ranches and South Texas trivia.

This is LUXURY on the second floor. Sink deep in this room's large king 4-poster bed made of columns from one of the oldest buildings in Uvalde. The Local is richly decorated with pictures and artifacts that come from our local area and ultra plush bedding and curtains. Room includes private bathroom with tub and shower, desk, iron and board, large closet, TV with premier viewing package, WiFi, refrigerator access in the hallway, balcony access and a comfortable reading chair with lamp. The Local is a room that you won't want to jump up and leave.

Large, light and airy, this spacious room has 2 queen beds upstairs. The oversized bathroom gives you plenty of space to spread out and indulge yourself in a long shower or soak while the private vanity area is still available for someone else to be getting ready for the day or night. You will enjoy the flat screen TV with the premier channel selections, WiFi, walk-in closet, iron and board, refrigerator access in the hallway, large leather chair great for reading and balcony access.

A rich aviation theme is felt in our upstairs queen bedroom. Beautifully decorated, the "flight deck" has a large modern private bath with shower only. New, big and beautiful, this 857 square foot casita is awesome! You will feel like you are in a hunting lodge with the touch of South Texas in the decor. Doors and cabinets are hand crafted with reclaimed lumber and beaded board. The living/dining area has a double sleeper sofa, blue antique Mexico door dining table with 4 chairs, refrigerator, microwave, dishes, coffee pot, toaster, iron and board, and pantry. The bathroom with shower only is private to both rooms. The very large king bedroom offers two reading chairs, flat screen TV with premier channels, WiFi and plush bedding.

CHECK-IN
RATES TERMS AND CONDITIONS
All reservations must be made with a valid credit card, MasterCard, Visa or American Express. Personal checks only if paid ten days in advance. Taxes may apply and are not included in the room rates listed. Maximum 4 people in Cabana, Casita's and Big Lazy units, all other rooms maximum 2, extra charges may apply.
Check-in is from four to seven PM. This is our residence, if you aren't able to check in during these hours arrangements will need to be made with us. Letting us know your planned time of arrival will insure that someone is available. Check-out is eleven AM. A late checkout time charge of $25.00 per hour applies. Breakfast is served at 7:30 AM on weekdays and 9 AM on weekends. Breakfast is offered for all paying full room rate, no breakfast included for any discounted rate. If you are a full pay guest, please let us know at the time of arrival if you do not desire breakfast, or if you have special dietary needs. Again, this is our home and a tranquil escape for other guests. Your consideration and conservation efforts are greatly appreciated! Help us keep the cost of our rooms down by turning off lights and keeping AC units adjusted when you are not using them. We reserve the right to refuse service and no refunds will be made.
PROPERTY RULES
Check out is eleven AM. No minimum stay required. Guest must be 21 years of age with a valid credit card and ID to reserve a room. We hope you don't have to cancel but if you should need to we will be happy to refund, in full, your charges up to 72 hours before reservation day, after 72 hours of the reservation day no refunds will be made. Cancelations made for extended stay reservation will not be refunded. No shows will be charged. No telephone reservations or inquiries after 9 pm CST. No lifeguard on duty at any time. Minor children must be supervised at all times. All posted pool rules will be followed. All damages are your responsibility and will be charged to your credit card. Responsible consumption of alcohol allowed. If you mistakenly take a room key please call and mail back to us as quickly as possible, if we don't hear from you within 3 days we will make a $15.00 charge on your credit card. Live Oaks Bed and Breakfast is a no smoking, no pets facility these rules are strictly enforced.
